LOL and today i found out he punched holes in the walls because he's installing an intercom system... please tell me... omg... i don't get it... i'm going to go f*$ing crazy.

Most leases have a clause that does not allow for unauthorized modifications to the house. Vandalism under any other guise is still vandalism.

You should be able to evict him now. I believe CO has a 3 day notice period to let him move before you can file a suit to evict.

Many years ago (13) when I first moved out on my own with a group of friends, we got a sweet deal on a really nice 4 br house with a huge yard and swimming pool, we rented.

Fast forward 5 months later, our land lady who had it out for us after she realized what she had gotten into, we were all fresh out of high school and ready to partay, she was just looking for an excuse to kick us out, so one day we came home to find that someone had tried to kick in our front door, this huge oak monstrocity of a door and failed, but they had broken the leaded stained glass (this was a super nice place) so basically she blamed us for it, and had us evicted in 72 hours under the destruction of property clause, tha was my first experience with being a renter. So yeah, you should be able to boot this loser if he is making holes in the walls and changing locks..

That is a great movie and a must for new landlords. Kind of like Rosemary's Baby is a must for new parents to be.

Thankfully the house is in Colorado and not that suck hole called California. I am amazed people even rent homes in CA after reading some of the FU laws on the books.

That suckhole where most of the cancer, aids and biotech research is happening. That suckhole with the 10th largest economy in the world. The suckhole that is the worlds 5th largest producer of agricultural goods, that suckhole that is responsible for 13% of the GDP.

California has difference laws depending on the area. I know SF is super liberal and have huge renters rights but I believe southern Cali is much different.

The world we live in is made harder by all of the crooks and shysters.

Whenever you find that your plans are blocked or grossly overcomplicated because of a system that has had no choice but to implement that shit to protect itself, you can thank dishonest bastards that are actually the minority (I hope) for messing everything up.

Hard to stay on the straight and narrow when all roads have been paved with shit.

But now we are all on the same shitobahn, some going too fast and are a danger, pissing people off, some too slow, and get in the way and cause a jam, pissing people off. Everybody is pissed off, and doesn't give a fuck for the other guy. Beep beep!

I'm walking a thin line right now... things have to go perfectly over the next few years or I am triple fucked. The hosue prices keep tanking in that area cause al lthose stupid bastards got arm loans and it's killing my house property.

Heh and today i found out he's punched holes in my wall to install his own intercom system... good lord. I swear i believe in the good lord looking out for me and a plan for me but sometimes it's hard to see the light and the end of the tunnel you know. This property could really ruin my credit and life for YEARS to come.

I think you need to give this guy the boot and a lawsuit for damaged property. He has no right to change your locks and for sure no right to try and install a com system. Unless you had a very weak lease I believe you have grounds for evicting him and have the right to fine him for damages. It may be a pain to get a new tenant but I highly recommend screening your people and doing background checks on them. Also make sure the next person has a decent sized security deposit.

It all comes down to finances, if Master is so strapped on this that he can't afford to be without the rent income for a few months as well as the attorney fees then he is stuck.

When renting it is very important to have reserve money so that you can absorb the ups and downs that happen with this kind of stuff.

No different than what happens when one tenant moves out and you need to spend $1000 on new paint and carpet to get the place ready for your next tenant.
